Hi friends,

Fall is here in Lubbock. The cotton is coming in and Galaxy Stadium is loud on Saturdays. The housing market has been busy too. Here’s a quick look at where things stand, plus what’s going on around town over the next six weeks.

Market at a glance (September 2026, Lubbock MSA)

Stat September 2026 vs. a year ago

Average days on market 46 days down from 52 (-11.5%)
Active listings / months of inventory 1,857 / 4.0 months down 0.8% / down 7.7%
30-yr fixed mortgage rate (U.S., Oct 15) 7.40% up from 6.27%

Source: Lubbock Association of REALTORS® September 2026 report. Mortgage rate is Freddie Mac’s national PMMS average for the week of Oct. 15, 2026.

  • Buyers: Prices are up and rates sit near 7.4%. Get pre-approved early, because well-priced homes are going under contract faster.
  • Sellers: Homes are selling about a week faster, and sellers are getting 95.0% of list price, up from 94.2%. Fall is still a good time to list.

What it means for you

  • Demand didn’t take the fall off. Pending sales jumped 26.7%, the biggest jump of the year so far. Buyers are still out shopping even with higher rates.
  • This is a balanced market. Lubbock has about 4 months of inventory. Buyers still have choices and room to negotiate, but the best homes don’t sit long.
  • Rates matter more than ever. The national 30-year average went from 6.95% in mid-September to 7.40% in mid-October. On a $300,000 loan, every half-point is roughly $100 a month. Ask me about rate buydowns and seller concessions.
  • Property taxes are going up. The City of Lubbock adopted a rate of $0.507349 per $100 for FY 2026-27, up from $0.472191. The city says the average single-family homeowner will pay about $103 more in city taxes, roughly $1,164 total. That’s the city’s portion only. School, county, and other taxing units bill separately. Make sure your homestead exemption is filed with the Lubbock Central Appraisal District (lubbockcad.org).
  • New subdivisions and building-permit data: missing. I couldn’t verify current figures, so I left them out for now.

Seasonal homeowner tip

Get ready for that first West Texas freeze. Before the first hard frost:

  • Unhook garden hoses and cover outdoor spigots.
  • Shut off and drain your sprinkler system’s backflow preventer.
  • Change your furnace filter, and have the heater checked before you need it.
  • Test your smoke and CO detectors.

A burst pipe in January costs a lot more than a $5 faucet cover.
